Arlington Renovation | Stairs
Staircase Dilemma The stairs were a unique project within our larger remodeling project. From our knowledge of the codes, we knew the existing staircase railing had to be modified. Staircase Solution This slight dilemma in the project encouraged our designers and builders to get creative. The existing staircase used a post and rail system, but the rail height was too low and not up to code. We removed the railing and balusters and cut the posts at about a foot from the ground

Arlington Renovation | Tile
Tile Man While our tile man, Tim Egler, is a bit camera shy, his work is anything but. We have worked with him on many projects, all of which always turn out looking amazing! He does excellent work, making each tile job look perfect. Tile Type For this project, we are using a porcelain tile. Because porcelain tile is so dense, it can be used extensively in wet area, even outside. So it is perfect to line this shower! Even after a lot of wear, the color of the tile will remain

Arlington Renovation | Value of Floor Protection
New Floors We just installed all of the new oak flooring and tie-ins to the existing hardwood floors as well as completed all the sanding. These floors are one step away from being finished. However, finishing the floors are one of the last steps in completing a remodel. This is where floor protection comes in! Now we are able to keep the floors nice and safe while we finish the rest of the house. Protection To protect the floors, we use a cardboard roll called Builders Board

Arlington Renovation | Drywall
Drywall and the emotional response! What a difference! Drywall installation and finishing marks an important turning point in a remodeling project. It is a striking visual turning point from the “rough-in” stages to the start of the “finish” stages. The drywall sets the stage for the interior volume, natural light, and the finishes to come. In this regard, it's an exciting change. However, watching this change is as exciting as watching ice melt. Emotions After the board is h

Arlington Renovation | Insulation
What's in the wall is often more important than what's on it. Our approach with this project is a combination of blow-in cellulose at all new 2x6 wall conditions, and spray foam insulation at rim joists and existing exposed 2x4 walls. We are also utilizing a foam Ecoseal system behind the cellulose to eliminate air infiltration. This provides our clients with an optimum R-Value with the most cost effective approach.

Arlington Renovation: Mechanical planning - just how important is it?
The existing condition - which we knew about! If you like costly surprises during a remodeling project, then mechanical planning is not important at all. However, If you like your project to stay on budget, then a thorough study of the existing house is critical. By thorough, I mean understanding what's behind the walls, and the destination. This information is typically documented in "as-built drawings". By knowing the guts of the house, we can properly design, budget, and e

Arlington Renovation | The Interior Changes
The existing kitchen and traditional eat-in nook with cabinets over peninsula. The peninsula features the ever popular hanging wall cabinets - which completely cut off the view and conversations between rooms. The new kitchen layout combines both spaces and creates a central island for gathering and casual eating. The existing dining room will now be the main room for all "table" dinners. This kitchen also features a small bump out addition to create the extra space that is n

Arlington Renovation | Plans
We are excited to showcase this particular remodeling project on our "behind the scenes" blog! What is interesting about this project is the cumulative effect of making a lot of small changes.
